The 270-acre site lies on the south side of the A14 adjacent to Abbots Vale, a scheme that obtained planning consent in 2020 for 1,250 dwellings together with community facilities including a new primary school. The entire site has been identified in the West Suffolk Local Plan (Regulation 18) Preferred Options, in anticipation of a significant new residential-led mixed use scheme. Early site assessment indicates a capacity in excess of 1,440 new dwellings, together with associated facilities and employment opportunities. West Suffolk Council are due to adopt a new Local Plan in July 2024 and the scheme is likely to be delivered over this and subsequent Local Plan periods.
